Spring – The Time for Moving

Spring is here and it’s my second favourite season of the year, but only because I love a summer barbeque and playing golf in the long summer evenings after work. The nights and early mornings are now getting noticeably lighter and the weather has taken a definite turn for the better.

Spring is a time for growth, change, new beginnings and moving house. If we look at nature, we see can see the snowdrops and daffodils breaking through, the lambing season is starting and the birds and the bees are starting to build their nests. Humans tend not to build their own nests any more, instead we get Persimmon, Taylor Wimpey and the other house builders to do it for us.

A new home does not always have to be brand new though, and the second-hand housing market is in robust health across the Cambridgeshire, Lincolnshire and Northamptonshire areas we cover. The new year started with a bang as a large number of home-movers rushed to beat Rachel Reeves’ changes to the stamp duty exemptions which come into force from 1st April. Stamp duty changes have always had a big impact on market conditions but exemptions will still exist for first time buyers of houses up to £425,000 and there are plenty of other people looking to buy a new nest this spring.

There’s something natural about buying a house in the spring. Perhaps we are mimicking the animals in nature or perhaps its our own instinct, but moving home when the weather is better is a lot easier than trying to shift all your furniture in the cold and the rain.

The other benefit of moving home in the spring, is that your surveyor is less likely to get cold and wet when he’s checking out the house you’re buying. Don’t forget to book your survey early in the process that begins once you’ve got a buyer and found your next home. If we find any unexpected defects in your next home, this will give you the most time to discuss your options with the vendor and time to arrange for any repairs or to agree a reduction to the price you’re paying.

But apart from all this, the best reason for buying a new home in the spring, is that by the time you’ve moved in and decorated, it’ll be time to invite your friends round for a summer barbeque in your lovely new garden!
