Level 1

Home Condition Report

This is the most basic level of survey which is only suitable for the most modern properties that are built from common building materials and which are in reasonable condition.

Level 2

Homebuyer Report

This mid-level survey is suitable for most conventional houses, flats or bungalows built from common building materials, within the last 150 years or so and in reasonable overall condition.

Level 3

Building Survey

Choose this report if you are dealing with a particularly large, old, unusual or substantially altered properties. This level of report is also suitable for properties in poor overall condition.

FAQs

Do I need a survey for the house I’m buying?

Every property will benefit to some degree from having a survey, because being forewarned is forearmed. Choosing the right survey will help highlight any serious problems and advise you of the specific risks before you commit to the process of buying or selling a property.

I’m buying a leasehold house or a flat, do I need a survey?

Yes. Whilst you might not be directly responsible for the upkeep and maintenance of the building, the cost of any repairs is usually reflected in any service charge payable for the building. A survey might also be able to identify other issues which might not otherwise be disclosed to you.  

I’ve had a mortgage valuation, isn’t that a survey?

It’s important to remember that your mortgage lender’s valuation report is not a survey. It merely tells your lender whether or not the property is reasonable security for your loan. An RICS survey will tell you the actual condition of the property. That’s vital information that can be invaluable during price negotiations, and will also help you avoid expensive surprises after you’ve moved in.

How long does it take?

The length of the inspection depends on the size and complexity of the house and the level of service chosen.  A Level 3 survey naturally has a more in-depth inspection than a Level 1 and homes which are smaller or have no furnishings take less time to inspect than larger properties which are full of furniture. An inspection might typically take two to three hours but this can vary based upon the circumstances.

We aim to provide reports to our clients promptly after the inspection, but the best reports are provided after the surveyor has had a period of reflection to properly consider the property.

Can you identify issues with the property’s structure?

Yes. Surveyors are trained to look for a range of defects within the structure of the property.  These can range from minor defects which are unlikely to cause any long-term issues if properly remedied to major ongoing structural movement and issues such as dampness or significant timber decay.

If the surveyor identifies any significant structural problems, they will include detailed findings in their survey report. Depending on the severity of the issues, the surveyor may recommend further investigation by a specialist (e.g., a structural engineer).

What technology do you use?

We use a range of different equipment to inspect a property depending on the circumstances. Time-worn technology starts with simple tape measures or binoculars to enable us to fully inspect and record the most basic information regarding the property, through to modern laser measures, damp meters and top of the range digital camera and ipad technology to help us capture the most accurate data possible.

You are visiting the house I’m selling, what should I do to prepare?

There is not a great deal we need you to do but our biggest concern can be loose animals. We love dogs and cats, but dive-bombing parrots are less good for the concentration (yes that actually happened). Please remember that we are there to inspect the house and whilst your pet may be friendly, we don’t want to accidentally step on them if we are looking at a crack on the ceiling.

Apart from that, a nice cup of tea never goes amiss.

What qualifications should I look for in a residential surveyor?

We are regulated by the Royal Institution of Chartered Surveyors (RICS) and firmly believe that all surveyors inspecting a property are properly qualified to do so and should hold RICS membership. Additionally, if the surveyor is providing a valuation of the property, they must be an RICS Registered Valuer.

Are you insured?

Yes. We hold appropriate Professional Indemnity Insurance cover for the work we do and also have  Public Liability Insurance cover in case the unexpected happens.

What if something goes wrong?
