We deal with two main types of affordable home scheme. Most shared ownership providers require an RICS valuation prior to the marketing of the property, whereas Help to Buy valuations are usually conducted once a buyer has been found.
The length of the inspection depends on the size and complexity of the property but a typical valuation inspection can be expected to take between 25 and 45 minutes.
We aim to provide reports to our clients promptly after the inspection, but the best reports are provided after the surveyor has had a period of reflection to properly consider the valuation.
Yes. We will undertake a visual inspection of the land and buildings internally and externally. The depth of the inspection will be sufficient to allow us to ascertain enough information to provide a valuation of the property and to identify any defects which may materially affect its value.
The inspection however will not be as detailed as that for a survey and on rare occasions, there may be defects of such severity that additional specialist reports may be necessary in order to provide a valuation.
Due to the changing nature of the property market, RICS Red Book valuations are provided for a specific date. Values can change over time and a valuation given on a particular date may not be valid on an earlier or later date if there has been a material change in market conditions, or in the circumstances of the property.
Some social housing providers, or Homes England when assessing Help to Buy valuations, are content to rely on a valuation for a period of three months before a desktop review or reinspection and revaluation is required. You should check with your provider if they have any specific policy in place.
There is not a great deal we need you to do but our biggest concern can be loose animals. We love dogs and cats, but dive-bombing parrots are less good for the concentration (yes that has actually happened). Please remember that we are there to inspect the house and whilst your pet may be friendly, we don’t want to accidentally step on them if we are looking elsewhere during the inspection. Apart from that, a nice cup of tea never goes amiss.
We are regulated by the Royal Institution of Chartered Surveyors (RICS) and firmly believe that all surveyors inspecting a property are properly qualified to do so and should hold RICS membership. Additionally, if the surveyor is providing a valuation of the property, they must be an RICS Registered Valuer.
Yes. We hold appropriate Professional Indemnity Insurance cover for the work we do and also have Public Liability Insurance cover.
